Non-Certified Operating Engineer (Union)

About the Role

Ensures the efficient operation and maintenance of mechanical, electrical, and plumbing equipment and systems for the assigned property — covering rounds, routine assessments, and day-to-day preventive and corrective maintenance.

What You'll Do

• Perform plumbing, electrical, and HVAC repairs across the building(s)
• Maintain chillers, pumps, cooling towers, and air distribution systems
• Conduct preventive maintenance (filters, coils, condensers, belts, bearings) per manufacturer standards
• Inspect engine rooms, fire pumps, generators, and emergency exits; perform fire/life-safety inspections
• Respond immediately to emergency situations and document activities for the supervisor

Requirements

• High school diploma/GED; trade school or apprenticeship preferred
• 5+ years of related experience in a commercial property setting
• Applicable trade license, valid driver's license, and basic computer skills
• Experience with HVAC, boilers, pumps, refrigerant systems, and compressors
